Below are excerpts from the agreement:

Accommodations - Our home is privately owned and reflects the style and décor of New Orleans. The home is 130 years old and has been refurbished with all modern conveniences. Please do not remove furnishings or kitchen items from home. No Smoking is allowed inside the home.

Cancellations - If you need to cancel your reservation, your deposit will be refunded, less a $25 administrative fee, if you notify us 30 days prior to arrival. Less than 30 days cancellation, you will be charged 3 nights stay. For premium stays you may reschedule within six months.

Check-In & Check-Out - Check-in time is 3:00 p.m. or later. Late check-in arrangements can be made if you expect to arrive after 5:00 p.m. if you notify us in advance. Check-out time is 12:00 noon. Late check-outs may be charged a half-day rate.

Damages - Guests will be responsible for repair or replacement for missing items, damages or destruction of property caused during your stay.

Reservations - Reservations are given on a first come first serve basis and secured by rental agreement and 50% deposit. The balance is due 30 days prior to stay.

Deposits - The deposit must be received within 10 days after the reservation is made within the cancellation period (10 to 30 days prior to arrival depending on the time period of the reservation). Reservations without timely deposits will be cancelled without notice.

Housekeeping and Maid Service - Our home is cleaned between checkout and check-in. At checkout we ask that you wash your dishes and remove your trash. If you would like maid service during your stay, notify our property manager in advance of your arrival. There is a $40 Per Day charge and dishwashing is not included.

Laundry - Washer and Dryer are located on premises and are available on request.

Linen Exchange - Upon your arrival, beds will be made and bathroom linens provided for the number of guests. If during your stay you need more bed, bath, or kitchen linens, extra linen is available during your stay.

Maintenance & Refunds - We make every effort to assure that appliances are in operating condition, and ask you to report any problems as soon as they are discovered. Our on-site maintenance department will make every effort to correct the problem; however, at times we may not be able to accommodate that. Refunds will not be made for any inconvenience due to mechanical failure of appliances.

Maximum Number of People - Our home has a maximum occupancy limit, and rates are quoted based on the number of guests expected. All guests age four and over are counted as chargeable guests. Any party falsely representing the number of people in the home or exceeding the number paid for may be subject to immediate eviction without refund.

Rates - Rate charges are based on two chargeable guests per bedroom. Our home has bedding that can accommodate more than two guests per bedroom; extra charges of $25.00 per person will apply if the total number of chargeable guests exceeds two per bedroom.

Quiet Time - 10:00 p.m. to 7:00 a.m. Please respect these hours so everyone can enjoy their time here.

Weather Conditions - New Orleans experiences occasional stormy weather, floods and power outages. There will be no refunds due to inclement weather or power outages.

What's Provided - Our home features a fully equipped kitchen including microwave, coffeemaker, toaster, house wares, dishwasher, stovetop burners and oven. Bed linens and blankets, bath towels, dishtowels, soap and toilet paper. Groceries and the French Market are available in just a short walk of the house.

Future Reservations - We will be glad to take your non-premium reservations for next year, with a 10% deposit. Premium reservations may be booked with a 25% deposit.
